The Federal Government, through the Federal Mortgage Bank of Nigeria (FMBN), provides seven housing finance options designed to help Nigerians buy, build, renovate and ultimately own homes.
FMBN is Nigeria’s apex mortgage institution. Established in 1956 as the Nigerian Building Society, the bank was later reconstituted under the FMBN Act of 1993 and operates under the supervision of the Federal Ministry of Housing and Urban Development.
Its mandate includes promoting affordable housing finance and expanding access to homeownership for Nigerians.
One of the available options is the FMBN Rent-to-Own Scheme, which allows eligible Nigerian workers to move into FMBN homes as tenants while gradually working towards ownership. Payments can be made monthly or annually over a period of up to 30 years, providing an alternative to paying a large amount upfront for a home.
The Estate Development Loan is aimed at developers, cooperative societies and corporate organisations seeking financing to develop housing estates. The facility can support housing projects that increase the supply of residential properties while creating opportunities across the construction value chain.
Another option is the National Housing Fund (NHF) Mortgage Loan, which allows eligible NHF contributors to access mortgage financing through accredited and licensed Primary Mortgage Banks.
According to FMBN, eligible contributors can access up to N50 million through the facility to build, purchase, improve or renovate a home. Access is available after at least six months of continuous NHF contributions, while the maximum repayment period is 30 years.
For homeowners who already have properties but need funds to improve them, the Home Renovation Loan provides financing for NHF contributors seeking to renovate, improve or upgrade their existing homes. It offers an option for financing such improvements without having to fund the entire project from personal savings.
The Individual Construction Loan is designed for NHF contributors who want to construct their own homes. Eligible contributors can use the facility to finance the development of personally or family-owned residential properties.
Nigerians living outside the country can also participate through the Diaspora NHF Mortgage Loan. The facility is targeted at Nigerians in the Diaspora who want to participate in the NHF scheme and eventually access mortgage financing to own homes in Nigeria.
Eligible Nigerians in the Diaspora can register with the NHF, make contributions and work towards accessing mortgage financing for property acquisition in Nigeria.
The Ministerial Pilot Housing Scheme is another FMBN housing finance option. It is a construction finance model introduced to support the development of housing units for NHF contributors.
Under the arrangement, the Federal Ministry of Housing and Urban Development provides land, FMBN provides funding, while competent developers undertake construction of the housing units.
The scheme is also intended to address Nigeria’s housing deficit, stimulate economic activity and create jobs across the construction sector.
Nigerians interested in any of the housing finance options are advised to confirm their eligibility and application requirements directly with FMBN or an accredited mortgage institution.
